What it is

A deed is the legal instrument that transfers ownership of real property from one party to another. Quitclaim deeds, warranty deeds, and state-specific instruments such as enhanced life estate ('lady bird') and transfer-on-death deeds all require a properly notarized signature before they can be recorded.

Who needs it

Homeowners adding or removing a spouse from title, transferring property to a trust or family member, settling an estate, or completing a private sale between parties.

Why it needs a notary

County recorders will not record a deed unless the grantor's signature is notarized — and in some states, including Florida, witnessed as well. Recording is what makes the transfer part of the public record and protects the new owner's title.

Frequently asked questions

Can a deed be notarized online and still be recorded?
Yes. A growing number of states, Florida included, authorize Remote Online Notarization for real estate deeds, and county recorders accept the resulting electronic notarial certificate. Where witnesses are required, we complete them during your online session.
Will you record the deed for me?
We return your fully notarized PDF. You (or your title company) then submit it to the county recorder. Many counties accept electronic recording of the notarized file directly.
Are witnesses required for a deed?
That depends on where the property sits. Florida, for example, requires two witnesses in addition to the notary for a deed conveying real property; many states require none. Where they are required, our notaries provide the witnesses on the call so you don't have to find your own.
